  THE LOWER DELAWARE BAY OCCURS LATER THAN THE HIGH TIDE ON THE
  OCEANFRONT.

* IMPACTS...THE MOST SUSCEPTIBLE LOCATIONS COULD SEE SOME SPOTTY
  MINOR TIDAL FLOODING AROUND THE TIME OF HIGH TIDE.
